I worked for OneHousing - Riverside in Hackney for few years and I left recently. The work was demanding but the most difficult part was the management culture. Working under Sam Hines who was the senior manager was exceptionally challenging. In my experience her leadership created an intimidating environment that often felt hostile rather than supportive. I experienced what I believe was bullying behaviour including repeated undermining, dismissive communication, public criticism, shifting expectations and a pattern of blame being directed downwards. Over time this impacted morale and made it difficult to do the job with confidence. There were also frequent staff disputes which I felt were not managed fairly or consistently. I observed favouritism in decision making and in how issues were handled which damaged trust within the team. This created division and made the workplace feel unpredictable. Instead of clear processes and constructive support it often felt like people were navigating personalities and politics. During my time there I witnessed significant turnover across the Hackney. Many managers and support staff left and the pace of departures was alarming. The constant change affected continuity increased pressure on remaining staff and made the day to day operation feel unstable. By the end the combined impact of bullying, disputes, favouritism and ongoing turnover made the role unsustainable for me. These issues were a key factor in my resignation and I would strongly encourage anyone considering a role here to ask detailed questions about management culture, retention and how staff concerns are handled in practice.
Probably the most incompetent management company I have ever come across. If you're looking at an apartment or building managed by One House Group or Riverside, run! Run as quickly as you can, as they will make your life hell! Terrible!
Extremely Frustrating Experience with One Housing I've raised multiple complaints with One Housing, but none have been resolved—some dating as far back as July of last year, which is still stuck at stage 2. I also submitted a mutual exchange application and have now been waiting over four weeks with no updates, messages, or communication whatsoever. To make matters worse, I tried contacting customer service and was left on hold for 1 hour and 15 minutes without anyone picking up. When I called again and selected the payment option, someone answered within 7 minutes—clearly indicating where their priorities lie. Unfortunately, that person couldn’t assist me and transferred me to another department, where I was told there was only one person ahead of me, but no one ever answered. Overall, this has been a deeply disappointing and stressful experience. The lack of responsiveness and follow-through is unacceptable.
